Inspection Info

Foundation: The inspector shall observe and report on:

  • Major deficiencies in the condition of the structural members, which affect their load bearing capacity, and major deficiencies in the structural assembly or subassemblies
  • Type of structure (i.e. slab, crawl space, piers, basement)
  • Materials of construction
  • Ventilation means
  • Water penetration

Exterior: The inspector shall observe and report on:

  • Exterior wall coverings, flashings and trim
  • Primary windows and doors, overhead door operators
  • Decks, balconies, stoops, areaways, porches and railings
  • Eaves, soffits, and fascias

Roofing: The inspector shall observe and report on:

  • Roof coverings
  • Rain drainage systems
  • Flashings
  • Skylights, chimneys and roof penetrations
  • Sign of leaks or abnormal condensation on building components
  • Type of roof covering materials
  • Report on methods used to observe the roofing

Attic: The inspector shall observe and report on:

  • Type and thickness of insulation
  • Type of roof framing
  • Evidence of wall deflection
  • Type(s) of ventilation in attic

Central Heating/Air Conditioning: The inspector shall observe and report on:

  • Energy source (electric, oil, gas)
  • Heating/cooling equipment
  • Heating/cooling distribution
  • Presence of heating/cooling sources in each habitable room
  • Operating controls
  • Flue pipes, fireplaces, chimneys

Electrical: The inspector shall observe and report on:

  • Service entrance to main panel
  • Main panels and sub-panels including feeders
  • Branch circuits, connected devices and lighting fixtures
  • Supply voltage, type and rating of main overload protection, rating of main panel, ampere rating of service panel, types of branch wiring
  • Operation of GFCI (Ground Fault Circuit Interrupter) devices
  • Grounding and polarity of receptacles in close proximity of plumbing fixtures

Plumbing: The inspector shall observe and report on:

  • Major deficiencies in a plumbing system
  • Water supply (public or private)
  • Type of supply lines and waste lines within the house
  • Vent pipes to exterior
  • Water pressure
  • Fixtures and faucets
  • Main shutoff valve
  • Hot water source(s)

Interior: The inspector shall observe and report on:

  • Wall, ceiling, and floor surfaces
  • Steps, stairways, balconies, and railings
  • Cabinets and counters
  • Operation of a representative number of windows and doors including hardware
  • Fire resistant separation walls, ceilings, and doors between a dwelling unit and an attached garage
